The Moving Home Process

Step 1 Once you have advised us that you wish to move house and commence sale of your present property (even if you do not have a new property in mind), you should speak with an independent financial adviser before going any further. When we receive your application form, we will appoint a selling agent (e.g. estate agent) to advertise your current property for sale. You will also be responsible for the costs of selling your current property.

Step 2 Following receipt and review of the estate agents market appraisal, we will consult you prior to instructing an estate agent to market your property.

Step 3 Once we have instructed the estate agent, they will contact you directly to make further arrangements for marketing the property and subsequently advise you of any potential viewings.

Step 4 Any offers will be referred directly to us from the estate agent for approval and you will be consulted before any offers on the property are accepted. Please do not accept an offer on the property. We shall endeavour to sell the existing property at no less than the open market value. If we cannot agree on an open market value, then we will refer this to a third party appointed by the President of Royal Institution of Chartered Surveyors (RICS).

Step 5 Once the offer has been accepted we will instruct our solicitors to act on our behalf in respect of the sale of the property. (We shall not proceed to exchange of contracts until such time as you have approved the terms). You must appoint solicitors to act for you. Please note you will be responsible for their costs, and our solicitors’ costs.

Step 6 Although you may have already been looking for your new property, it is at this stage that you are in a position to finalise your choice. Don’t forget to ask us about our vacant properties for sale. When you have found a property, please forward the estate agent details to us for our consideration (click here to read our Property Suitability Criteria). We will also provide you with a revised personalised key facts illustration if necessary.

Step 7 Please do not make an offer on a new property. We will do this on your behalf. We will contact the estate agent to place an offer on the new property, subject to survey and suitability, and subject to you being satisfied with the information sent in any personalised illustration. Once the offer has been accepted we will require you to send a valuation cheque (please refer to the Valuation Fee Table).

Step 8 We will instruct an independent valuation on the property. The results of the valuation will be sent directly to us and it is at this stage of the process that we will decide if your property is suitable to purchase. We will inform you of our decision. If we are satisfied to proceed, we will issue you with a formal written Offer for you to sign and return. The offer will also set out any specific conditions such as essential property repairs.

Step 9 If we proceed with the purchase, we will instruct our solicitors to act on our behalf and they will contact your solicitors directly. The legal stage can be quite a lengthy process; therefore one of our team members will be available to help ensure a speedy completion, together with your solicitors they should keep you regularly informed of progress on the sale and purchase.

Step 10 Completion day – you can move into your new home.
